Key Responsibilities in Building Projects

1. Pre-Contract & Estimation Phase

• Quantity Take-Offs: Measure and verify material, labor, and plant quantities directly from architectural, structural, and MEP (Mechanical, Electrical, and Plumbing) drawings.
• Bill of Quantities (BOQ): Prepare or review the BOQ and tender packages.
• Cost Planning & Feasibility: Conduct preliminary cost estimates, budget forecasts, and cash-flow projections.
• Tender Evaluation: Analyze contractor and subcontractor bids, conduct rate comparisons, and advise the client on contractor selection.
• Contract Selection: Assist in drafting and selecting appropriate construction contracts (e.g., lump sum, package contracting, design-build).

2. Construction Phase (Post-Contract)

• Valuations & Interim Payments: Assess completed work on-site, review subcontractor and contractor payment applications, and issue valuation certificates.
• Variation Management: Evaluate the cost and time impact of design changes or site instructions (variations) and negotiate pricing.
• Cost Control & Reporting: Track actual expenditure against the approved budget using cost tracking or Earned Value Management (EVM).

3. Post-Construction Phase

• Final Account Settlement: Reconcile all site variations, claims, retained funds, and final expenditures to close out the project financially.
• Dispute Resolution & Claims: Advise on contractual claims, extensions of time (EOT), and arbitration matters.
• Lifecycle & Maintenance Advice: Estimate long-term operational and repair/maintenance costs
• Value Engineering: Propose alternative materials or construction methods to optimize costs without sacrificing quality or compliance.

Pay: Up to ₹60,000.00 per month
